I'm thinking of selling our house without a realtor

Yeap, they're different. Realtor is the term used for a real estate agent who is a member of NAR (National Association of Realtors).

BTW, I just spoke to my lender yesterday. We discussed some stuff and he pointed out that the market (at least here) is softening and decreasing in values, but no appraisers is willing to say that, afraid that news will be broken and has spiral downward effect...

If you have an issue with a Realtor you can have it dealt with promptly with your local Realtor board.

On the other hand if you have an issue with your real estate agent, you contact a licensing board & wait like 2 years to have it dealt with.

Let's say you have a RE agent. The agent says the house has a new foundation, new plumbing & new wiring. So you buy it. 2 months later you find out that it doesn't have that stuff. So, in Calif at least, you got to wait 2 years before that case comes up with the board.
